Context
CBRE needed a high-end investor brochure for Motel One Berlin — a document that could convey the hotel's character and quality to a commercial audience without relying on standard real estate presentation conventions.
Challenge
Investor materials in the hospitality sector tend to default to generic visual treatments — stock imagery, neutral layouts, language that prioritises information over identity. The challenge was to create something that felt as considered as the property itself, while still functioning as a clear, persuasive sales document.
Solution
We developed a visual system rooted in the hotel's own architecture, drawing from the stepped geometry of its exterior to create a graphic motif that ran throughout the brochure as patterns, stroke details and structural elements. Paired with a colour palette pulled directly from the building, the result was a document that didn't just describe Motel One Berlin — it visually embodied it.
